The premises are let to the occupier for holiday purposes only for the period stated on your receipt.

A deposit of 50% of the total tariff is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions. Payment may be made by either:

1. a) Direct deposit in cleared funds into the following bank account:

Balance of the rental amount is required 14 days prior to arrival. If booking within the 14 day period, full payment is required at time of booking confirmation.

All bookings are subject to a security bond of $400. This is to be paid on arrival and can be paid by cash or credit card (Visa card or Mastercard). The bond will be refunded within 14 days in full subject to the terms and conditions in this document being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared, etc.

In the event of a cancelled booking, if caused by the client, money paid is not refundable unless the property is re-let for the entire period. If a refund is made due to the property being re let then a $50 cancellation fee will apply.

All linen is supplied. Please bring your own beach towels.

The premises are available from 2.00 pm on the day of arrival and are to be vacated by 10.00 am on the day of departure. Keys are to be collected from Port Stephens Complete Real Estate located at 127 Gan Gan Road, Anna Bay
(Ph: (02) 4982 1700). Hours of opening are:

1. Monday to Friday         9.00 am to 5.00 pm
   Saturday                     9.00 am to 4.00 pm
   Sunday                       10.00 am to 2.00 pm

Late arrivals – Please let us know if you will be arriving after hours and we will make alternative arrangements for you to collect the keys. A late arrival fee may apply.

On departure all keys and access remote control devices are to be returned to the Port Stephens Complete Real Estate office. Any keys/remotes not returned will be deducted from the security bond at $10 per normal key and $80 per remote control.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions:

• Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email.  Fees will apply for excess guests not agreed with the owners in advance.
• Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
• Damage, Breakages, Theft and Loss are the tenants’ responsibility during their stay.
• Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10 am by the latest, to allow time to prepare property for next guests.
• Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental.
• Pets are not allowed.

Drying of clothes including beach towels on the balconies is not permitted. A clothes line is provided outside.

Hosing down of vehicles, boats, boards etc is not permitted within the grounds as this causes excessive amounts of sand to flow into the water run off pipes. Please use the shower/tap on the beach.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

Variations to these conditions may only be made by prior arrangements with the owner in writing.
